Drake Design are here to support and advise you throughout every stage of designing your new building project. 

This outlines the main phases of the design process from your initial consultation through to construction and outline how we can help you achieve your vision.

It may have been a friends recommendation, search on google or you may have seen one of our projects on social media. Give us a call and we will make a time to catch up. 

During your initial consultation, on site or in our office, our design staff will discuss your requirements in detail, offering their professional advice to assist you in the preparation of your design brief, ensuring the best outcome for your project. Someone from our team may come out to site and discuss your project with you to get a better understanding. They will also make sure they explain the process so you have a full understanding of what is to come.

Once we have had a chat, we will prepare a fee proposal for your consideration. Our fee proposals include a lot of information about your project and what services we will provide and what other services you will require to ensure your project is a successful one.

Once our fee proposal is accepted, we are ready to come out on site. This helps our design team understand your location’s surrounding environment so the most suitable site specific design can be achieved.

With renovations preliminary measurements are also taken at this time so the building design process can proceed without delay.

We need to gather all information for your site. Be that property information from council to a copy of title we need properly identify everything that may impact the design of your project. Also it’s time to engage a registered land surveyor to accurately identify your site and the location of everything within it.

We are now ready to formalise your ideas. From the client brief we have built together, the discussions we have had on site, and all the information we have gathered in regards to your site, we can develop a concept design that meets all your individual requirements. We then submit our comprehensive preliminary design package for your comment and approval. We use this point for you to continue any dialogue with builders etc to ensure we have remained within your budget and you have the confidence to proceed to the planning stage.

Time to involve council and start the dialogue. If we involve council early and ensure all parties are on the same page, this will ensure the smooth transition through the planning process and continue our impeccable record through planning. Once we receive council’s feedback and have married your design needs to councils expectations, we can then submit our planning package.

Once the concept design has been finalised and town planning permission granted, we are ready to produce the final working drawings from which your project will be constructed. These fully dimensioned plans and elevations are more detailed than the concept plans and specify every aspect of how the structure is assembled. We then continue to liaise with all our experienced and reliable team of external consultants to ensure all bases are covered for your project.

Prior to construction commencing, a building permit must first be obtained from a private Building Surveyor. Drake Design produces all the necessary documentation so this process can progress as fast as possible. Documentation submitted to the building surveyor includes the full set of working drawings, your energy rating report and structural engineering reports and certification and any other consultants documentation that may be required. We only work with consultants we trust, to ensure the process of issuing of building permits is hassle-free.

At Drake Design, we don’t consider our job completed until you move in. Our staff work hand in hand with your builder to ensure that construction proceeds without delay. We are on hand to answer any questions that may arise and to make any design adjustments that may be needed.
