SDA AD

If you are considering a multi-residential development, there would be two questions that would come to mind:

I wish i could get an indication of  what a proposed development could yield before i commit to a property purchase

or

If only there was a way I could obtain Planning Permit support from Council before I spend time and money on Town Planning Drawings and Planning Permit Applications.

With Drake Design on your team you can solve both of these questions! To address this need, we offer a unique service tailored specifically to property developers:

SITE DEVELOPMENT ASSESSMENT PLAN (SDA)

SDA 1

Site Development Assessment Plans can be the difference between a successful viable project and a very bad and costly experience.  SDA’s are rapid, high level sketches designed to:

  • Visually communicate the intended development
  • Maximise the potential for your site
  • Incorporate local & state planning policies
  • Initiate the collaborative planning permit process with Council
  • Provide you with early Council feedback

SDA 2 SDA’s:

  • Do communicate high level Town Planning issues such as Site features and contours, neighbouring buildings & offsets, intended dwelling numbers, size, mass, footprints, orientations, site permeability and site coverage
  • Do not communicate details, interior floor plans, design aesthetics, materials or colour schedules.

Note: The samples provided on the right are two separate options for the one site.

WORK WITH COUNCIL - not against them!

The real benefit of SDA’s are that they signal to the Town Planning department that you are interested in initiating a collaborative Planning Permit process with Council and are open to Council’s input from the very start of your project. Through the use of a pre-application meeting with council, we can quickly open a dialogue and ascertain what issues council perceive to be most important to the site/development, and how they can be overcome. This is where our SDA’s can prove invaluable to our clients, enabling them to gather information quickly for a specific site, without the costly outlay. This separates you from the majority of developers who lodge completed applications with little or no input from Council Town Planners, which can prove costly in time spent identifying and allaying councils concerns over aspects of your development.

SDA’S ARE A WIN WIN OPPORTUNITY!.

  • Council wins because they, unusually, get a say in the direction of a development from the very beginning.
  • Designers win because they don’t waste design time only to have major revisions (or worse) requested by council.
  • You win because you get Council planning input early – before spending too much time or money in the development process.

What we have to say…

So often the planning process is hindered by the fundamental mismatched expectation between Council and Client. Drake Design is able to demonstrate an expert understanding of how to simplify the complexities of the planning system, and use Council as an asset in the creation of an appropriate design response to ensure a seamless planning process.
